Client is a title management company with 12 office locations throughout Northeaster
Wisconsin and Upper Michigan states in United States of America. Client researches
every known recorded document regarding current and prior ownership of a property
in order to determine the current status of the title. In addition, Client searches
all relevant documents such as deeds, mortgages, wills, judgments, divorce decrees,
liens and assessments relative to the property in question. This includes scrutiny
of all public and court records, property tax records, legal descriptions, liens,
and claims. In addition to document searches, Client prepares and coordinates property
closings including the associated HUD, closing statements, and checks for distribution.

Challenge

Client was utilizing an old Delphi application with a Paradox backend to manage
their titles, HUD statements, and closing statements. With the expansion of the
company, the software became unstable causing loss of data and downtime. PrincipalSoft
Technologies was asked to develop a replacement application that would meet Clients
expanding needs

Solution
|
PrincipalSoft worked very closely with Client, understanding their business and
the work flow from new title requests to final closing activities. Utilizing Microsoft
.NET technologies, PrincipalSoft developed a Windows .NET application that runs
on a CITRIX platform. This was the best solution given the current technologies
to support all Client locations and their high document printing needs.
The resulting All Title & Escrow (ATE) application manages titles through the various
stages of research, processing, and final forms printing. The software also manages
Letter Reports, HUD documents and closing statements. Enhancements to ATE beyond
the original software include the data flow from these documents to account reconciliation
and check distribution for property closings. ATE was not only an upgrade in technology
but a tailored application that streamlined Clients processes allowing Client to
speed up their processes and handle a significantly higher volume of closings.
ATE is being used by over 250+ users from different offices in United States successfully
for past 2 years. ATE has been so successful that it is now being brought to market
for use by other title companies. The reception by Client, Clients underwriter,
and national title companies has been positive placing ATE in a position to compete
against the top title soft wares in the nation.
